## Overview

Every great structure starts with a great foundation. Concrete Commandos pours residential foundations, garage slabs, shed pads, and monolithic slabs engineered specifically for North Texas expansive clay soil — the #1 cause of foundation failure in the region.

Our process begins with a soil assessment and, when required, a geotechnical engineer's recommendation. We excavate to the correct depth, install a vapor barrier, and lay out a rebar grid sized to the load. For garage slabs and driveways we use a 4000-PSI mix; for foundations we follow engineer specs to the letter.

We handle permit pulls through the city and surrounding municipalities, schedule inspections, and deliver a slab that passes the first time.

## Features

- Soil-tested preparation
- Engineer-approved rebar layout
- Vapor barrier installation
- 4000-PSI mix for slabs & garages
- Permit pulling & inspection scheduling
- Code-compliant in DFW

## Process

1. **Soil Assessment & Engineering** — Evaluate soil conditions; coordinate with geotechnical engineer for foundations.
2. **Excavation & Sub-Base** — Excavate to specified depth, compact and level sub-base, install vapor barrier.
3. **Rebar & Forming** — Rebar tied to engineer specs, forms set to exact grade, coordinate city inspection before pour.
4. **Pour, Finish & Inspect** — Concrete poured, screeded, power-troweled; final inspection scheduled and documented.

## Materials

- **Engineer-Specified Concrete Mix** — 4000-PSI for garage slabs; engineer-specified mix for house foundations (3000–4000 PSI).
- **#4 or #5 Rebar Reinforcement** — Size and spacing per engineer based on load and soil conditions.
- **Vapor Barrier (Polyethylene Sheet)** — 6-mil or 15-mil polyethylene blocking ground moisture migration.
- **Crushed Limestone or Flex Base Sub-Base** — 4–8 inches at 95% Proctor density; engineer may specify select fill for expansive clay.
- **Expansion Joint Material** — Asphalt-impregnated fiber joints at garage openings and structure interfaces.
- **Curing Compound** — Liquid membrane-forming compound to retain moisture during early cure, preventing shrinkage cracking.

## Timeline

| Phase | Duration |
|---|---|
| Soil Assessment & Engineering | 3–7 Days |
| Permit Pulling | 1–5 Days |
| Excavation & Sub-Base | 1–2 Days |
| Rebar, Forming & Pre-Pour Inspection | 1–2 Days |
| Pour, Finish & Final Inspection | 1 Day + 28-Day Cure |

## Cost Factors

- **Slab Type & Engineering** — Garage/shed slabs $6–$10/sq ft; house foundations $8–$20+/sq ft based on engineering.
- **Soil Conditions** — Expansive clay may require over-excavation, select fill import, or thicker slab. Soil report $1,500–$3,500.
- **Reinforcement Specifications** — Engineer-specified rebar size and spacing directly affect cost.
- **Permit & Inspection Fees** — $200–$1,000 for residential slabs; included in your estimate.
- **Site Access & Prep** — Demo, tree removal, grading, or pump truck adds $1–$4/sq ft.
- **Slab Thickness & Size** — Standard 4 inches; 5–6 inches for heavy vehicles adds $1–$2/sq ft.

## FAQ

**How much does a concrete foundation or slab cost?** Garage/shed slabs $6–$10/sq ft; house foundations vary widely based on engineering. Free site visit and detailed estimate provided.

**Do you handle permits and inspections?** Yes. We pull all permits, schedule inspections, and deliver final inspection documentation.

**Why is soil important for foundations?** North Texas expansive clay swells when wet and shrinks when dry, causing foundation movement. Proper sub-base prep, moisture barriers, and engineered reinforcement are essential.

**How long does a foundation take to cure?** Full design strength at 28 days; framing loads typically safe at 3–7 days.
